Hays Central Appraisal District Tax Parcels

Travis County is the primary destination for incoming tech, entertainment, or other jobs of the future. As Austin grows, surrounding areas are also becoming hotspots to live and work. Hays County is quickly becoming the suburban area that most people are flocking to. This has caused assessed total values and property taxes to quadruple in the past decade. These growing prices and demand for property are quickly pricing traditional residents and business owners out of the market.

The best and only way to lower property valuations and taxes is with a property tax protest. Thankfully, Texas-based O’Connor happens to be one of the largest property tax consulting companies in America. With a workforce dedicated to fighting unfair taxes and a pedigree going back 50 years, O’Connor has the people and knowledge needed to take on the Hays Central Appraisal District (Hayes CAD) and win.

Hays CAD Total Number of Parcels in District

Hays County is composed of over 121,400 parcels, putting the county firmly above the Texas average of 90,622 parcels. These parcels are used to calculate taxable value and include all real property within a certain acreage. Hays CAD only has 26 full-time appraisers, meaning they must survey an average of 4,669.23 parcels each. While Hays County is quite sizable, the real challenge comes from the value that each parcel represents.

Hays County - Total Market Value for All Property

The total market value of property in Hays County increased 388.96% between 2014 and 2023, and there has been no sign of it slowing down. As the premier suburban area of Travis County, more people are flooding into Hays County every year. The success of Austin has had a knock-on effect across the area, bringing both weal and woe in its wake. Prosperity is great for those that can afford it, but property taxes and values quadrupling in a decade can also be disastrous for those not able to cope with the costs.

Valued at $64.49 billion, Hayes County has a great concentration of wealth for an area with only 121,400 parcels. This value is disproportionately found in single family homes, which contributed $37.78 billion in 2023. Residential properties are the fastest climbers, which can be a difficult road to hoe for homeowners with limited income. Industrial properties were valued at $17.39 billion, while commercial properties sat at $5.81 billion. The largest growth in a single year was between 2021 and 2022.
